Smart Technology Inside the Home and Out

Smart home technology being controlled on an Ipad

From thermostats to front door cameras to kitchen appliances, nearly every home features some type of smart technology. Whether you’re a smart tech aficionado or want to start incorporating the basics in your home, you may be interested to know that smart technology goes beyond the confines of your house — you can also find plenty of helpful gadgets for your garage.

There are all kinds of new tech in garages, allowing homeowners to access their vehicles more easily, park better and keep their electric cars charged. Explore some of the top garage and garage door technology below for ideas on how you can bring your garage into the modern era.

1. Wireless Remotes and Opener Apps

For many homeowners, being able to conveniently operate their garage doors is paramount. An automatic garage door opener makes the process simple, but smart tech takes it a step beyond to offer true convenience. Adding a new wireless remote to your garage allows you to control your garage door from anywhere on your property, with some featuring ranges extending hundreds of feet.

If you want even greater control over operating your garage door, you can use a phone opener app that’s compatible with your overall smart garage hub. These apps include different capabilities, but you can expect features like voice command, status alerts and schedule automation, letting you open and close your door when needed and monitor its performance even when you’re away.

Upgrading your garage door remote can be a great first step as you consider other new garage tech.

2. Proximity Sensors and Parking Assistants

Sometimes, parking correctly inside your garage is tricky, especially if you drive a truck or SUV, your garage is small or your driveway is uniquely shaped. Make parking simpler by implementing proximity sensors and parking assistants.

These gadgets use sensors to detect when the car is too close to the back or sides of the garage. Then, they employ visual signs like lights or lasers and audio signals like beeping to tell you when to stop the car in the right spot.

As with most other kinds of smart tech, you can operate some parking sensors and assistants through apps, so you can adjust and turn them on and off accordingly. If you choose parking tech that doesn’t come with an app, you may be able to control it remotely anyway — a smart plug or outlet can turn any electric device into a smart device by connecting it to your home’s smart hub.

3. Automatic Lights

Keeping your garage well-lit is important for visibility when parking. It can also be incredibly helpful if you use your garage for storage, as you never want to have to navigate your garage in the darkness. Instead of having to physically turn on the lights every time you enter your garage, you can invest in automatic lights that trigger when the garage door opens.

Mobile app controlling lights

For even greater control, choose lightbulbs that connect to your smart home system, allowing you to turn the lights off and on from your phone. Pairing your smart lighting system with a complete security system, which we discuss in the next section, can help you deter potential criminal activity even further — many criminals avoid brightly lit spaces for fear of getting caught in the act.

4. Garage Security Systems

Whether your garage is attached to your home or situated many yards away, you want to restrict access to only yourself and the rest of your household. From cars and off-road vehicles to kids’ toys and work tools, you store highly valuable items in your garage, meaning a comprehensive security system is key. There are now numerous ways to protect your garage with the help of smart tech.

Today, the most popular garage security systems feature cameras that send video footage to the cloud, allowing homeowners to monitor their belongings on their phones. When the system detects motion in the garage, it sends an alert to the homeowner, letting them see what’s going on and take action if necessary. This capability is especially crucial for detached garages — traditional security systems with alarms may not alert homeowners quickly enough, so being able to view video footage is key.

Several new styles of garage door opener systems come with security system options, so users can enjoy all the benefits of smart tech for their garages.

5. Electric Vehicle Charging Stations

Did you know that about 918,000 electric cars were sold in 2022 alone? If you’re someone who owns an electric vehicle (EV), you should know about all the new tech for electric cars you can add to your garage, including improved electric charging stations.

Over the past few years, EV charging stations have evolved, providing different options as new EVs emerge. Now, you can have your choice of systems depending on your specific EV, and many EV chargers come with smart tech that allows you to monitor your charging from anywhere you have an internet connection.

Combining your EV charging station with other tech, such as your garage door opener, can make for a completely smart garage that’s part of your larger smart home ecosystem.

Security Benefits of Commercial Garage Doors

Security benefits of commercial garage doors

Owning commercial property has its benefits. As with any investment, it’s important to secure it in the best way to protect it from external dangers. This includes the prospect of intruders, adverse weather conditions and more. Securing your assets is worth your while.

A commercial garage door must be strong and durable enough to withstand these potential risks to your property and the contents within. Here’s more on the security benefits of commercial garage doors, the types of doors available, safety tips and why you should leave all your commercial garage door worries to Olympic Garage Door.

Types of Commercial Garage Doors

Garage doors are available in a variety of materials and insulation, all designed to provide the utmost support and strength. Here are a few types available for commercial use, along with their applications:

  • Roll-up sheet doors: These doors are made of steel sheets that roll up and down as required. They are commonly used for small to medium-sized warehouses and self-storage amenities.
  • Service doors: A type of steel door used as an entry door in commercial and industrial settings. It is made of 18-24 gauge galvanized steel and is often reinforced to meet wind and impact requirements.
  • Counter shutters: These are usually seen in cafeterias and concession areas and are preferred for their versatility and sturdy construction. They are easy to operate and not as heavy as complete doors since they are considered windows or shutters and cover a smaller section.
  • Energy saving series: As the name suggests, these polystyrene insulated steel doors are often used for shipping docks and general warehouses where energy efficiency plays a big role in managing operational costs.
  • Security grilles: Airports and shopping malls commonly use these steel or aluminum rolling grilles. They offer full transparency while securing the inside of a shop or site. The open grilles are designed to enhance air circulation in spaces requiring ventilation while ensuring limited access.
  • Industrial series: Another popular option for warehouses and shipping docks, the industrial series is made of thick-roll ribbed steel with polystyrene insulation and is highly resistant to rust and other damage.
  • Energy series with Intellicore: Commercial structures like firehouses and warehouses that need effective internal temperature control and energy efficiency will benefit from these high-insulated steel doors.
  • Architectural series: This door style is commonly observed at service stations, restaurants and car dealerships where a certain degree of transparency is required. It has a contemporary design compared to other industrial-like applications and is also highly insulated and extremely durable due to its see-through construction.

Security Benefits of Commercial Garage Doors

When it comes to keeping your residential or commercial property secure, you are likely to implement all the necessary measures to ensure it is fully protected. Numerous ways to improve your business’s physical security will benefit your business:

  • Enhanced security: The main and most important benefit is the improved level of security that a garage door offers. Together with an efficient alarm system, security cameras and security guards, you should have peace of mind knowing that your investment is well protected. Modern technology lets you remotely access and control your garage door using your mobile device, adding an extra layer of security and convenience.
  • Asset protection: Most commercial garage doors come standard with a variation of insulation R-values, which helps regulate the temperature within the building. This is beneficial if you own a warehouse that stores perishable and non-perishable goods or other temperature-sensitive products. Garage doors offer further protection by preventing air from escaping through seals, keeping it trapped inside. Having this garage door feature available adds value by keeping your goods protected.
  • Weather resistance: Garage doors are made to withstand high winds and other elements that pose a threat to your valuables inside. Some designs have a wind load resistance that ensures they can endure hurricane winds while sustaining minimal damage. Their durable materials like steel, metal and aluminum protect your business from wind and any external impact like vehicles or equipment that might knock it accidentally. It also resists fire and rust, which ensures their longevity.
  • Increased safety: Modern garage doors are equipped with openers and sensors that will help keep employees safer during operation. Features like auto-reverse ensure the door won’t close on anyone. Motion sensors detect movement that will alert you of any unusual activity inside, especially after business hours. You will rest assured knowing that your business is safe with the added protection the garage doors offer.
  • Added space: Roll-up construction saves you space that would otherwise be wasted with swing doors. They are generally also high enough for forklifts and other machinery to move through easily, another benefit these garage doors offer overall.

Safety Tips for Commercial Garage Doors

Safety and security are things you should never compromise on. Here are a few tips that will help promote your commercial garage door’s safety functionality.

Limit Visibility

Outsiders rarely covet what they can’t see. Unless you need a specific door style like security grilles for air circulation, you may benefit more from solid steel doors to avoid prying eyes. It’s a good idea to secure valuable content behind sturdy garage doors. However, this principle may not always apply practically, especially if you own a car dealership or restaurant that has a degree of transparency. Fortunately, architectural doors are designed with this aspect in mind, and extra security measures are usually in place to offer maximum protection against the possibility of intruders.

Integrate Security Systems

Ideally, you would have a smart security system to keep your business safe. Incorporating your garage door opener with this system will optimize and enhance your security. Install security cameras above your garage door to give you a full view of your premises. Motion sensors will detect activity, while floodlights above your garage door to alert you of movement. Ensure you are aware of everyone who has access to your commercial property at all times and revoke access where necessary to maintain control.

Inspect and Maintain Your Garage Door

Your garage door endures immense wear and tear, especially if it’s older or used often. Since it serves you and your business, you should keep it in optimal condition to continue performing its function efficiently. Inspect all moving parts regularly and replace any that are worn or damaged. If your garage door has sustained severe wind or storm damage and panels need to be replaced, contact a reputable garage door supplier to assist.

Minimizing Garage Pests

Minimizing Garage Pests

As a homeowner, you know how important it is to keep your property safe and clean, and the garage is no exception. Unfortunately, garages are often a hotbed for pests, including rodents, insects and other critters that can damage your belongings and even pose health risks to you and your family.

These pests be a nuisance to deal with and cause significant damage to your garage and its contents. From chewing through electrical wiring to contaminating food, the problems caused by garage pests can quickly add up.

That’s why it’s important to take steps to minimize the presence of pests in your garage. Following simple tips and tricks on removing pests from your home can create a cleaner, safer environment for your family and protect your property from damage.

What Attracts Pests to a Garage?

By understanding what attracts pests to your garage, you can take steps to prevent infestations and keep your garage pest-free.

  • Food: One of the main things that attract pests to garages is the presence of food. Rodents are especially attracted to food sources and will seek out any available food in your garage. Store food, such as pet food or bulk food items, in sealed containers to prevent rodent infestations and promptly clean up any spills or crumbs.
  • Clutter: Pests love clutter, as it provides hiding places and nesting sites. Clutter also makes it difficult to spot signs of a pest infestation. To prevent pests from being attracted to your garage, keep it clean and organized and eliminate clutter.
  • Moisture: Moisture is another factor that can attract pests to garages. Leaks, standing water and high humidity levels can create a breeding ground for insects and other pests. To prevent moisture-related pest problems, repair any leaks promptly and ensure your garage is well-ventilated.
  • Cracks and gaps: Pests can enter your garage through even the smallest cracks and gaps in the walls or foundation. Seal up any openings, including gaps around windows and doors, to keep pests out.

Common Garage Pests

Garages are great places to store belongings, park your car and even work on projects. Unfortunately, garages are also a haven for pests. Here are some of the common ones you might spot in your garage:

1. Rodents

Mice, rats and other rodents are some of the most common pests found in garages. They can cause damage to stored items, chew through wiring and insulation and even pose a fire hazard. To prevent rodent infestations, seal any cracks or openings in your garage walls or foundation, store food in sealed containers and remove any clutter that could serve as a hiding place.

2. Insects

Cockroaches, spiders and other insects are also common garage pests. They can contaminate food, cause allergies, and in some cases, even cause damage to the structure of your garage.

Tips on cleaning bugs out of the garage include keeping your garage clean and dry, eliminating any standing water and sealing any cracks or openings where insects could enter.

3. Termites

Termites are a particular concern for homeowners with wooden garages. These pests can cause significant structural damage, compromising the integrity of your garage. To prevent termite infestations, ensure your garage is properly ventilated, repair any leaks and store firewood away from the garage.

4. Bats

While bats may seem relatively harmless, they can cause damage to your garage and pose a health risk to you and your family. They can leave droppings, which can carry disease, and their urine can damage garage surfaces. To prevent bat infestations, seal any openings in your garage, such as cracks or gaps in the roof or walls.

How to Tell if You Have Garage Pests

How to Tell if You Have Garage Pests

Explore some of the telltale signs of an infestation in your garage:

  1. Droppings: One of the most obvious signs of a pest infestation in your garage is the presence of droppings. Rodent droppings are typically small and pellet-shaped, while bat droppings may look like small black beads. Insect droppings may also be present but may be harder to identify.
  2. Gnaw marks: Another sign of a pest infestation is gnaw marks on your garage’s stored items or structural elements. Rodents are known for chewing through wires, insulation and other materials. At the same time, termites can cause significant structural damage to wooden garages.
  3. Strange noises: If you hear strange noises coming from your garage, such as scratching, scurrying or chirping, you may have a pest infestation. Rodents and bats are often active at night, while insects buzz or click.
  4. Nests: If you find nests or burrows in your garage, this is a clear sign of a pest infestation. Rodents may build nests from paper or fabric scraps, while birds and bats may create nests from twigs and other materials.
  5. Unpleasant odors: Pests can leave behind unpleasant odors. If you notice any unusual smells coming from your garage, it’s worth investigating further.

Tips to Minimize Garage Pests

Here are some tips on keeping bugs out of the garage to help you maintain a clean and safe space:

1. Proper Food Storage

One of the main reasons pests are attracted to garages is the presence of food. Store food properly to minimize attracting unwanted guests. Ensure any food you store in your garage is stored in sealed containers. This will prevent pests like rodents and insects from accessing the food.

2. Keep the Garage Clean and Organized

Pests love clutter, as it provides hiding places and nesting sites. Keep your garage clean and well-organized, and get rid of any unnecessary items. Sweep or vacuum regularly to remove debris and crumbs that can attract pests. Disposing of trash and recycling properly is also important, as these items can attract pests.

3. Seal Cracks and Gaps

Pests can enter your garage through even the smallest cracks and gaps in the walls or foundation. Weather stripping and maintaining the garage will prevent pests from being able to enter the garage through these openings.

4. Reduce Moisture

Moisture can attract pests, creating a breeding ground for insects and other pests. Repair any leaks promptly and ensure your garage is well-ventilated. Use a dehumidifier if necessary to reduce humidity levels. This will help make your garage less attractive to pests.

6. Use Pest Control Products

There are a variety of pest control products available for keeping pests and bugs out of your garage. These include traps, baits and sprays. Use these products as directed and keep them out of reach of children and pets. If you need help deciding which products to use, consider consulting with a pest control professional.

7. Keep the Garage Door Closed

One of the easiest ways to prevent pests from entering your garage is to close the garage door as much as possible. This can also help to keep out other pests, such as wild animals and insects. Ensure your garage door is in good working condition, and consider installing a garage door threshold to prevent critters from snaking under the door.

Signs It’s Time to Replace a Garage Door Opener

When your old garage door opener begins to fail, it’s only noble to send it off peacefully and prepare for a replacement. Your garage door secures your valuables while granting easy and convenient access to your home. The last thing you want on a busy day is to have trouble accessing your garage.

We use garage doors year-in-year-out. Sometimes, we forget they require maintenance or replacement. The good news is that there are clear signs that your garage door opener needs to be replaced.

What Are the Types of Garage Door Openers?

There’re several garage door openers with distinct operational differences. The most common are:

  • Screw drive garage door openers: This opener is easy to maintain and is fit for light doors. The trolley rides on a threaded metal rod, allowing the doors to open and close.
  • Belt drive garage door openers: For this opener, the chain is replaced with a rubber belt to move the door. This feature makes it quiet to operate. They’re suitable for light doors, such as residential garages.
  • Jackshaft garage door openers: The jackshaft is a reliable and unique option for large doors. Operationally, they have motors that drive the pulleys and cables turning the torsion. This mechanism opens the door.
  • Chain-drive garage door openers: This type of opener is the most popular and works on many different garage doors. They have chains connecting the trolley to the motor.
  • Torsion spring automatic garage door openers: This opener comes in many stylish models found in major brands. The opener has a torsion spring, making it faster and quieter to operate.

How Long Does a Garage Door Opener Last?

Many factors contribute to the life span of a garage door opener. Usually, it depends on the spring resource. Many springs can withstand up to 10,000 cycles. The more durable openers could have up to 25,000 opening and closing cycles. You can expect to replace your garage door opener every 10 to 15 years.

You can increase your garage door opener’s life span with proper maintenance. The logic is that well-planned and regular preventive maintenance could make your garage door opener healthier. Quality maintenance includes:

  • Checking the automatic shutdown
  • Lubricating the parts
  • Testing the springs
  • Clearing the weatherstripping
  • Cleaning the garage door

Besides good maintenance, you could expect quality garage door openers to last longer. Also, ensure you correctly install the openers and conduct regular inspections.

What Are the Signs Your Garage Door Opener Needs Replacement?

Many people ask if they need to replace their garage door opener. Your garage door opener will likely warn you when its end is near. Paying attention to these signs will allow you to prepare adequately for a replacement. In such an occurrence, it’s advisable to switch to manual control. Some common signs that your garage door opener needs replacement include:

1. Unusual Noises From Your Garage Door

Garage doors are not completely silent — they generate a sound when used. However, as the years go by and the engine loses its power, the door becomes more challenging to open, and it starts producing unusual sounds. If your garage door opener springs or other parts are noisy, you should replace your door opener with a newer model.

2. Garage Door Will Not Open and Close Effectively

The primary aim of the opener is to assist you in quickly opening and closing the garage door. The defect may indicate that the opener’s battery needs replacement or is not connected correctly. Nonetheless, when you properly connect the garage door opener and confirm it has enough power, yet it does not open, you should consider a replacement.

3. Moves Slowly

The garage door makes access to your garage convenient. Sometimes the garage door will open and close, but the speed slows down. An unusually slow movement indicates that the garage door opener may need replacement.

4. Constant and Unusual Vibration

The garage door opener’s engine will lose power with time. One of the signs of losing power is that the opener begins to vibrate. In the beginning, you may not notice the vibration, but with time, it will become more intense. Be sure to replace the garage door opener, as this vibration can eventually cause it to detach.

5. Unpredictability

Another sign that your garage door opener needs replacement is that it works intermittently. The door might respond slowly when you open and close it, or it may open halfway, then halt or open in reverse. Other times, the door does not respond altogether. Once the door becomes unpredictable, check the opener to ascertain if it’s faulty and consider an upgrade if necessary.

Why Should You Replace Your Garage Door Opener?

The garage door makes your life easy — at least, that’s one of its primary purposes. The opener’s life span depends on several factors such as its usage, maintenance and overall durability. There are several reasons why replacing your old or damaged door is essential. These include:

  • Time is up: Garage door openers have a production date and an average timeline. The installation date is vital, too. If you have used your garage door opener for more than 15 years, replace it before it fails.
  • Safety features: Newer models of garage door openers offer beneficial safety features. These include photo-eyes, also called electric eye safety systems, and sensors to enhance security, such as pin codes and smartphone control. Replacing your garage door openers keeps your household safer.
  • Burglary: Generally, older garage door openers are easier to breach. Older openers have fewer safety precautions and breach mechanisms than technologically advanced models. For instance, the newer models may send you notifications when they need repairs.
  • Noise: As the garage door opener’s engine loses its power and efficiency, the opener may start producing unusual sounds. New garage door openers are devoid of creaks and clangs, offering a more peaceful experience.

How Do You Replace a Garage Door Opener?

Installing a garage door opener correctly facilitates efficient and safe usage for many years. It’s helpful to employ the services of professionals to install the opener. There are many reasons to contact a professional when your garage door opener shows signs of failure, including:

  • Safety: You and your family’s safety is a top priority. Installing a garage door opener might require tasks that are unsafe for someone who isn’t experienced. To prevent injuries, call a professional to inspect and replace your garage door opener.
  • Tools: Working with garages requires special equipment and tools most people don’t have on hand, which is why it’s often easier to rely on a professional.
  • Cost: With parts, tools and the time it takes to complete the job, your do-it-yourself garage door opener installation may cost the same or more as a professional job.

Fixing An Unbalanced Garage Door

Fixing An Unbalanced Garage Door

Have you noticed that your garage door closes unevenly? Homeowners and business owners typically share this experience years after installing a new garage system, even without an uneven floor.

If your garage door is not level when closed, it’s important to take steps to fix it. An unbalanced garage door can cause damage to your driveway, garage floor, vehicles or those who use the door regularly. Rest assured that Olympic Garage Door can help repair and maintain your garage door if this instance occurs.

The most common cause of an unbalanced garage door is damage to the torsion spring. You can find these springs mounted inside the garage directly above the door. When they break, usually after years of service, the metal begins to wear down and the springs cannot properly open and close the garage door or only lowers one side. The cables may continue forcing the door to move, but the door will not be able to balance on the ground without the springs’ coiling and uncoiling functions.

How to Tell if a Garage Door Is Balanced

While a balanced garage door’s status is more evident from its ability to function properly with every use, there are many cases where a working door system will begin showing signs of deteriorating over time. Regularly check your garage door for signs of damage or wear to prevent this.

A promising sign your garage door is properly balanced is checking if you can still open it manually and automatically. If it can move up and down, the torsion springs are still functioning. The best indicator of a balanced garage door is checking if the bottom of the door is level with the ground. In some instances, the door will move, but the garage door closes unevenly. One side typically touches the ground before the other or rises higher when stationary. This uneven garage door issue can also result from damaged torsion springs.

If you can confirm that the door is level, can move on command and can pass the balance test, your garage door is properly balanced. To ensure your garage door stays balanced, keep all door parts clean and free from obstruction. A damp cloth can wipe away any dirt or grime in the sensors, rails or hinges. A vacuum can help clean those hard-to-reach places above the door. For other maintenance services, we recommend contacting an expert to perform routine maintenance procedures to ensure everything goes smoothly.

Conducting the Balance Test Step-By-Step

Conducting the Balance Test Step-By-Step

Testing the balance of a garage door at least twice a year ensures its condition is in top shape. We recommend testing your garage door before and after the winter season to make sure it’s strong enough to withstand heavy snow without moisture damaging the springs or cables.

This simple movement test can let homeowners know if their garage door is appropriately balanced:

  1. Make sure the door is closed completely and remove any objects or people from the immediate area.
  2. Pull the red release rope hanging from the garage motor trolley. This rope will detach the garage door from the automatic opener. You can now open and close the door manually.
  3. Lift the door by the bottom or hinges halfway off the ground and step away from the door.

If there is minimal movement, your garage door is properly balanced. If the door shuts forcefully or opens the entire way, you may need to replace your torsion springs.

If you suspect your garage door is unbalanced, you will most likely notice it visually or audibly. If your garage door is crooked, it could be the first indicator of an imbalance. Another option is to listen to how the door responds to an automatic opener. If you press the garage door button from inside the garage or through a remote, an unbalanced door may creak loudly or sound heavy as it slowly opens. Audible signs like this may accompany what seems like a level door. However, these noises may indicate the torsion springs are weakening or already breaking.

Checking the springs can also tell you whether the garage door is unbalanced. The spring should stretch from the middle of the door to about halfway to the other side. Take notice of any withered metal within the spirals to tell if a spring broke. An obvious separation of the spring from the rest of the structure may prevent the door from moving properly.

What to Do if Your Garage Door Is Unbalanced

Once you have finished conducting the balance test, evaluate what precautions you can take to ensure you and anyone using the garage remain safe. Consider these steps:

  • Keep the door stationary: If the springs cause the door to become stuck in an open or closed position, keep it in this stationary location. Forcing the garage door in a particular direction when the springs are not intact can permanently damage the door and any object around it.
  • Prop the door open: If the door sits unevenly, place a heavy, solid object between it and the ground to ensure it doesn’t snap shut on something or someone passing underneath.
  • Do not attempt to rebalance the door: Try not to move the door to balance the sides. This shift can cause the springs or cables to snap. If this happens, the door may open or close quickly, which can damage the door itself. Any movement or weight change on the door can cause the system to overload and stop working altogether. The best thing you can do is make sure the door is left alone with a solid object underneath until an expert can take a look.

If you find the corresponding torsion springs no longer support the door’s weight or structure, call a garage door expert immediately. Do not try to repair this issue without the help of an experienced professional, or you risk injury or damages that could leave you with costlier repairs.

How to Select the Right Garage Door Color

How to Select the Right Garage Door Color

Your garage door is a major part of your home’s aesthetic, which is why it’s important to choose the best color to blend effortlessly with the style and appeal you want your home to provide.
